Will I need Planning Permission?

Possibly the most important question to answer before deciding on opting for a garden building, and the simple answer is……..well we’re afraid there isn’t one. The planning process is complicated and varied and differs from one local authority to another. Generally however most garden buildings fall under “Permitted Development Rights” and you will be allowed a garden building without planning permission if you satisfy all of the following:

 

  • You do not live in a Conservation area
  • You do not live in an Area of Outstanding Natural Beauty (AONB) or Site of Special Scientific Interest (SSSI)
  • You do not live in the curtilage of a listed building.
  • The use of the building will be ancillary to the enjoyment of the main building.

 

There are additional considerations to take into account when opting for a garden building. Such as size, height, location within your garden and what you will use the building for. We construct all our structures to be below 2.5m in height. This allows for the buildings to be placed within 2m of your boundary and still fall within permitted development rights. This height offers the greatest amount of freedom in where you can locate your garden building, as most people will tend to want to place it at the extremities of their gardens or as close to a boundary as possible.
