If you have any questions regarding planning permission, build or general process length then feel free to contact us directly or take a look at our Frequently Asked Questions.

How do we get one?

It all begins with a phone call or email to one of our friendly staff. They will take your basic contact details and will pass this on to our sales team. A member of the sales team will then call you back to further discuss your enquiry, and at this time arrange for a no obligation site visit. At the site meeting our sales member will go into detail on what your requirements are, the type of building you could adopt, it’s location, site access, expected time frames. A full specification sheet will then be sent to you along with an agreement form for you to sign should you wish to proceed with the build. On receipt of the signed agreement a BACS transfer or cheque for 50% of the build costs will be required to initiate ordering and construction. 3-4 weeks after construction has begun we will contact you again to arrange an installation date and to ensure nothing has changed with regards to access etc. Upon installation the second stage payment is required, and approximately one week after construction has begun onsite your completed garden room will be ready. At this stage as long as you are entirely happy with the build the remaining payment is required…….and we give you the keys.

Can we modify our design ?

All our designs are able to be modified or upgraded prior to signing of the agreement. Once panel construction has begun basic dimensions cannot be altered but internal options can be adjusted, depending upon notification times and respective cost changes.

Doors and windows can be tailored to a large number of colours and options at the design stage, but once ordered from the manufacturers cannot be altered.

What’s “Not in the Box”?

Modapoda supply and construct garden buildings pre-wired ready for connection to mains services. These will need to be done by competent and certified individuals or contractors. Modapoda do not carry this out but can recommend a number of contractors who would be happy to carry out this work for you.

Modapoda provide a “low impact” range of foundation systems designed to minimise excavations on site. We can at an additional service and cost construct concrete slab foundations.

How long will it take?

Typically the entire process takes 4-6 weeks from signing the agreement. We manufacture the majority of the components off site to minimise disruption at your home. On site construction will usually take about 1 week depending upon weather and other issues such as site access.

Will I need Planning Permission?

Possibly the most important question to answer before deciding on opting for a garden building, and the simple answer is……..well we’re afraid there isn’t one. The planning process is complicated and varied and differs from one local authority to another. Generally however most garden buildings fall under “Permitted Development Rights” and you will be allowed a garden building without planning permission if you satisfy all of the following:

  • You do not live in a Conservation area
  • You do not live in an Area of Outstanding Natural Beauty (AONB) or Site of Special Scientific Interest (SSSI)
  • You do not live in the curtilage of a listed building.
  • The use of the building will be ancillary to the enjoyment of the main building.

There are additional considerations to take into account when opting for a garden building. Such as size, height, location within your garden and what you will use the building for. We construct all our structures to be below 2.5m in height. This allows for the buildings to be placed within 2m of your boundary and still fall within permitted development rights. This height offers the greatest amount of freedom in where you can locate your garden building, as most people will tend to want to place it at the extremities of their gardens or as close to a boundary as possible.

Modapoda are not planning consultants but do have considerable knowledge in what is and is not allowed, and we will be happy to assist you in discerning whether you will require planning or not.

Modapoda strongly advise that all prospective purchasers check with their local planning authorities before committing to purchasing a garden building. Modapoda cannot be held responsible should your local planning department place any enforcement orders on the owners following purchase of a garden building.
